Cheramy Krueger
CEO / Founder
Cheramy opened Idaho AMS to serve the local Homeowners Associations bringing over 17 years of experience specializing in Large Scale Community Development Management and more.
Cheramy maintains current certifications from the Community Association Institute (CAI); the national credentialing organization for Homeowners Association professionals. Not only has Cheramy obtained the Certified Manager of Community Associations (CMCA) credential, she also maintains the more advanced certifications; Association Management Specialist (AMS) and the Professional Community Association Manager (PCAM). Managers holding the prestigious PCAM credential are considered the “Cream of the Crop” by CAI and are sought after throughout the HOA industry nationwide. Cheramy is one of ten PCAMs in the entire state of Idaho; only one of four that resides in the Treasure Valley.
From 2016-2019 Cheramy served as General Manager for a community of approximately 8,000 residents, 3,582 homesites and 25,000 acres of grassland valley nestled in the Southern Sierra Nevada Mountains. This Large- Scale Master Planned Community encompassed 25,000 acres, 3,582 homesites, 160 employees and boasted over 12 different amenities. Those amenities consisted of campgrounds, hiking trails, swimming pools, tennis courts, two lakes, recreation center, golf course, one golf shop and café, one fine dining establishment, and a 50 Acre equestrian center, all of which are accessible through a controlled gate. Gross dollar volume of- $7.4 million; annual assessment revenue of $4.1 million, and an annual reserve fund of $880,000.00.
In Idaho, Cheramy has provided top services for multiple HOAs performing recommendations for reserve projects for the different amenities, budget development, weekly property inspections, enforcement of governing documents, and more. She also ensured compliance with complex HOA reporting requirements and employment law compliance in the state of CA.
Prior professional experiences consisted of Edwards Air Force Base Flight Test financial controller and negotiating multi-million-dollar contracts as a Contract Specialist for Northrop Grumman B-2 Project.
Cheramy and her growing family love Idaho and enjoy all that it offers. She enjoys the occasional hunting trip with her husband and her hobbies include boating, and everything equestrian, including team roping, cutting, and reined cow horse.

Barbara Walker
Executive Assistant / Accounting Manager
Barbara joins the Idaho AMS team as the Executive Assistant/Accounting Manager. She moved to Idaho over 13 years ago and enjoys all that this beautiful state has to offer her and her family. With over 25 years of experience as an Administrative Assistant in the HOA, advertising, and powersports industries, Barbara is a sought-out admin with a proven track record of senior-level executive support. Her personable and friendly attitude tends to make her a favorite among residents.
Barbara’s favorite quote (from the movie Dead Poets Society) is “Carpe diem. Seize the day, boys. Make your lives extraordinary.” She lives her life like that quote; all while drinking more Dutch Bros coffee than would be considered reasonably healthy. Barbara has an array of creative crafting and decorating abilities and is anxious to move into her new home build. She loves to escape to the McCall mountains and looks forward to her Mopar group meet-ups and events. An item on her bucket-list that she would like to fulfill is to take a long solo vacation to explore Scotland & Ireland.

Sarah Krueger
Compliance Officer / Architectural Manager
Sarah brings a deep sense of community to her work at Idaho AMS and serves the communities with compliance issues. Sarah brings enthusiasm to her role as a compliance officer; helping others is what drives her to solve problems and build relationships with homeowners. She has additionally taken on the role of Architectural Manager assisting all owners with their ACC requests, being the liaison between the homeowner and ACC Committee. In addition, Sarah has a willingness to learn more about HOA Management with a goal of managing local communities.
Sarah has two children and enjoys family time, the outdoors, and everything equestrian. Items on her bucket-list that she would like to fulfill are to go on an all-expense paid island vacation with her family; specifically the Turks and Caicos Islands, and to own a Blue Roan horse.

Tina Ruiz
Community Manager
Tina joins the Idaho AMS team as an Administrative Assistant with a multitude of years of experience in the administrative field. She is a driven “go getter” who enjoys challenges and is excited to grow with the team. Tina has been with Idaho AMS for over a year and enjoys working with the HOA Boards that she manages. She is well respected and appreciative by homeowners; she truly is a perfect asset to our team. Tina has recently completed the M100 and is on her way to becoming CMCA certified by the Community Associations Institute.
Tina moved to Idaho over 17 years ago with her family and array of pets (fish, dogs, lizard, and chickens). While she enjoys traveling and watching movies with her family, her favorite interests are camping in the gorgeous Idaho mountains and kayaking on the rivers. An item on her bucket-list that she would like to fulfill is to explore New Zealand……with or without the children.

Community Manager
Tina joins the Idaho AMS team as an Administrative Assistant with a multitude of years of experience in the administrative field. She is a driven “go getter” who enjoys challenges and is excited to grow with the team. Tina has been with Idaho AMS for over a year and enjoys working with the HOA Boards that she manages. Community Manager
Julia joins the Idaho AMS team as a Community Portfolio Manager. After completing her degree in Business Administration, she moved to Idaho where she worked in the banking industry for several years developing further financial and administrative skills that allowed her to advance within the positions she held. Julia brings a go-getter attitude into the community management field along with previous committee experience within her previous HOA. Her positive and kind demeanor allows her to come alongside residents and boards alike to work through any situation that arises. She is excited to join the team and become an asset to the HOAs she manages along with Idaho AMS. In the future, she plans to attain further certification through Community Associations Institute to better serve our homeowners associations.
Julia’s passion is to train young horses in hopes of setting them up for successful show careers in the future; anything from roping, cutting, or reined cow horse. If she’s not up to that, you can find her riding dirt bikes, shooting, and backpacking in the mountains. She moved to Idaho to pursue her career as well as the abundance of outdoor activities Idaho has to offer. Items on her bucket list she would like to fulfill are hunting in Alaska, or go a little farther, and see the Tassatan (A Mongolian tribe of people who herd and ride reindeer).

Sonia moved to Idaho after living an adventurous life in Alaska to be closer to family, as well as expand her horizons. While in Alaska, she worked as a network engineer for a growing communications company. In this role her skills extended to resolving customer service issues, performing complex scheduling and call routing, to creating and performing presentations to senior staff members. She brings to Idaho AMS not only a solid experienced background, but also an educational background that includes Alaska Business College, a BS Communications degree with the University of Phoenix, and is a Dale Carnegie graduate/mentor. She is highly organized, high spirited and enjoys working with staff and clients to ensure all needs are satisfied. Idaho AMS is a complimentary fit for Sonia’s skills and desire to grow and learn HOA Management with the ultimate goal of becoming a Community Association Manager in the future.
Sonia has three adult daughters, loves mountain climbing, yoga, walking and playing outdoors with her dog Windston, paddle boarding, and traveling the globe and meeting interesting people. One item on her bucket-list that she would like to fulfill is to move off her stand up paddle board and learn kite surfing so she can glide freely upon the many beautiful lakes the state has to offer.
